There is no set rule about Realty rules in Guatemala. In some cases we act on the buyers and sellers behalf. This is just the way it is. Therefore we play an integral role in speaking on behalf of both parties. This is the case in all of the regions of Guatemala. At times there can be a secondary Realtor involved and depending on the location you are wishing to invest (lets take for example, Peten) perhaps up to 4 levels of Realtors might be involved.
Once you are set on making a pitch for the land you want, we need to have a deposit. In our experience if you are interested in an investment you are interested in securing it. The investment is a binding agreement outlining your interest and the sellers commitment of holding the property on your behalf. The funds are held in ESCROW via Bamboo Group SA until the point that you wish to complete your purchase. This can be discussed further at the outset of the purchasing process. A letter of intent is then pitched to the seller to take this to the next level

The pitch is made, the seller agrees, we then move the purchase process into the hands of the lawyers who will investigate the Registry of the property, ensuring there are no liens against the property, the owner is who they say they are, etc. On a typical deal the closing of the sale can take up to 1 months time if no complications are uncovered but in some cases… can take as little as 1-2 weeks.
